The Average Price of Homes for Sale in these East Bay Cities will Shock You!

We recently saw a report on the most expensive places to buy a home in the U.S. and some of the Diablo and Tri-Valley average listing prices high on the list were surprising, to say the least. So we decided to check out the market trends and average listing price, here on our own website carolsawdey.com, to verify the numbers on the report. We like the service Trendgraphix which pulls data straight from the various MLS boards.

Expensive HomeWow, the report was true! Bottom line: there are a lot of expensive homes for sale in the East Bay, and correspondingly fewer lower priced homes for sale at the same time, and this has driven the average listing price for most cities higher than you would expect. Regardless, this is a creditable indicator of the pricing differences between our cities and showcases the affordability problem the area has developed…

Here are the average listing prices for a number of Diablo and Tri-Valley cities and towns and the first thing that is noticeable is that, with the exception of Dublin, all of them are over $1,000,000 and Dublin is darn close:

  • $964,000  Dublin
  • $1,001,000  Livermore
  • $1,239,000  Walnut Creek
  • $1,373,000  San Ramon
  • $1,614,000  Danville
  • $1,828,000  Pleasanton
  • $2,152,000  Orinda
  • $2,373,000  Moraga
  • $2,345,000  Lafayette
  • $2,385,000  Blackhawk
  • $2,640,000  Alamo

What do you think of these prices? Did you expect Danville to be higher? Pleasanton to be lower? Will these average listing prices maintain or even continue to go up? We don’t have a crystal ball, but it’s hard to see them going much higher.  2016 will be an interesting year with the election, foreign political and market uncertainty, and our own volatile stock market here at home.
